Can you lay a patio in a small back yard?

Yes. Back yards behind terraces and colliery cottages are a big part of what we do. See our guide.

Which is better, stone or porcelain?

Stone has natural character and suits older houses. Porcelain is lower maintenance and suits modern homes. Both last well when laid properly.

Will the patio cause damp?

Not if it's done right. We keep it at least 150 millimetres below the damp-proof course and leave airbricks clear.

Our yard has an old gully. Is that a problem?

Usually not. We check it runs freely and fall the patio towards it. A broken gully needs fixing first.

Do I need planning permission?

A ground-level back garden patio normally doesn't. Raised platforms over 300 millimetres do, and listed buildings may need consent.

Can materials come down the back lane?

Usually, yes. We plan deliveries around the lane and keep it clear for neighbours.

What if my garden slopes?

We look at the levels and might suggest a step or a second terrace. Durham has plenty of sloping gardens.
